LAND ACQUISITION – BUYERS ADVOCATE
PIA assists developers and investors in finding and acquiring suitable development and value add sites in the Adelaide Metropolitan Area.
Many of the sites we find have not been advertised to the general public but are sourced through our extensive networks.
PIA services includes sourcing the property, identifying its value add or investment strengths and weaknesses, feasibility and risk analysis with regard to development opportunities, assessing market rents and yields, review of contracts, negotiating the best possible price and terms.
Written reports are provided to clients.
As a developer it is important you get independent advice before committing to a purchase. You must know your feasibility backwards before you start, otherwise it is a recipe for financial trouble. Our role in the development process is primarily locating a suitable development site. We work closely with key service providers including builders, land surveyors, quantity surveyors, town planners, and project managers to assist you further.
Types of development sites we have sourced for clients in the past include:
- Large land subdivisions
- Multi-Unit sites
- Townhouse sites
- Duplex sites
Investment:
There is an initial retainer of $1,000 inclusive of GST which enables us to begin the process.
Source, Research and Negotiate:
2.2% inclusive of GST of the purchase price.
Research and Negotiation only:
1.1% inclusive of GST of the purchase price.
Note the cost of using a buyer’s advocate is tax-deductible when purchasing property for investment.
